Commission of fine arts jurisdiction area installation of a new 56ft long pre-fabricated wood shadow fence running generally north-south to enclose my unused side yard on the east (left) side of the house. the wood fence will be installed back-to-back to my neighbors existing wood fence, but 4 inches inside my property line. at the northern (front) end, the side yard enclosure will be completed by installing a new black wrought iron fence16.16ft long and 6.0ft in height (or the height that matches the pre-fab shadow fence posts), with vertical pickets. the iron portion of the new fence will run generally east-west, and will consist of 2 sections, each 6.58ft long: a section on either side of an existing 36in-wide wrought iron gate that is being re-used in this project (left side 6.58ft long + 3.0ft wide gate + right side 6.58ft long = 16.16ft total length of iron portion). the iron portion of the new fence will be visible from the street, but large and mature shrubbery, coupled with the modest visibility of black vertical pickets, will minimize visual impact, such that it is not glaringly visible. total length of the iron fence and gate is 16.16ft. i have indicated that the fence is not in the front of the property because the longest portion of the fence, the 56-ft long wood fence, runs north-south along the eastern side of the property, and there is no option in this permit form for indicating fence combinations. because there is no option for indicating more than one material type, i have similarly chosen the option that describes most of the fence, i.e., the wood portion. the original physical property survey monuments have been in place since the house was built in 1954, so there is no question about where property lines lie. the new wood fence will run along my neighbors existing wood fence. that neighbor, k. lomax, has been apprised of the project and has no objection. the only digging associated with this fence project is the fence post holes. those post holes will disturb less than 50 sf.

Viewing recommendations

What's worth checking in person before deciding.

  • Test water pressure and temperature at the tap, in the bathroom and kitchen, for at least a minute.
  • Schedule a viewing on a weekday too, between 6:00 and 7:30 PM, the window when the building is busiest: neighbors, parking, elevator.
  • Knock on a neighboring door and ask two things: what bothers them most often, and what work is planned for the building.
  • Look at the stairwell (cleanliness, smell) and the association's notice board: unpaid dues, conflicts, recent decisions.
  • Ask specifically where you'd park: is there paid city parking, who currently holds it, what the permit costs, and how long the waitlist is.
  • Ask for the latest maintenance bill from a winter month, not a summer one: that's where the real cost of living there shows up.

Neighborhood recommendations are derived from public OpenStreetMap data and may be incomplete. Checking in person is still what matters most.
